Because we cherish quiet and tranquility, no children under 12 are admitted to the entire property. Villa can sleep up to four and has two baths, a fully equipped wet bar with refrigerator, microwave, ice maker and coffeemaker. Furnished by Bauer, with locally crafted cedar doors and windows and top design fixtures by Kohler. Villa has a private plunge pool overlooking the ocean below. Guests will be able to enjoy the hotel facilities of the Horned Dorset hotel. Villas have direct access to Rincon's most private beach. The infinity pool of the Villas has been featured in Travel and Leisure magazine. |

Payment Policies: A deposit of 50% is required at the time of reservation by Visa, MasterCard, or Discover. The balance is due 30 days before arrival by same credit card. If less than 30 days until check-in, payment in full is due at time of reservation. No reservations should be assumed until the initial deposit or payment is made and a signed contract is received by the renter from Island West Properties. Please do not make any travel plans that can not be changed until you have received your signed contract. Homes can not be held without a deposit. First payment will have the reservation.
Cancellations: CANCELLATIONS: if ninety (90) or more days notice is received, 10% of the rental shall be retained. If there is less than 90 days notice, 20% of the rental shall be retained ONLY if the unit is subsequently rented. If we can not rent the unit, we shall retain the entire deposit. EXCEPTION: FOR RESERVATIONS BETWEEN DEC. 15 AND JAN. 7, ALL DEPOSITS ARE NON-REFUNDABLE. NO EXCEPTIONS. In case of cancellation, notice must be received by ISLAND WEST PROPERTIES, INC. in writing by certified, return mail. No refunds for early check outs except when the island goes to official hurricane warning.
